When it comes to home repairs or improvements, many people find themselves at a loss because they are either unable to complete the needed repairs or they simply do not have the time. In either situation, the best thing to do is to hire a professional contractor. But, what qualities should one look for in a contractor and how can you be sure that he/she will be the best person for the job? These are common questions and should be answered prior to hiring a professional contractor.
Below are tips that will help guide you through the process of selecting the contractor for the job.
Always make sure that a contractor is licensed to work in the state in which the work is to be done. If your state requires that a contractor be licensed, always ask to see a contractor’s license prior to hiring them for the job.
For Queensland Homeowners: Make sure your contractors are licensed through the QBCC. For any painting works above $3,300.00 (Inc. GST) they need to have a QBCC license. Other trades have different minimum amounts and requirements but basically any tradesman working at your home should have a QBCC license. Make sure you see the card and check the license number with the QBCC as they might have marks against their license. This can be done through the QBCC website .
Check Previous Projects
When considering potential contractors, ask for a list of recently completed projects that are similar to the one you are in need of help with. Hiring a contractor that is experienced in projects similar to yours will help to ensure that all goes smoothly and that the job will be done correctly. Public Liability Insurance
Every professional contractor should carry a certain amount of insurance coverage, including public liability insurance.
The insurance cover should be a minimum of $10m. This covers them if they damage something at your house. This gives you piece of mind that any damage that might occur at your property will be covered through their policy.
Work Place Health And Safety Policy
All tradesmen should have health and safety policy. If they don’t have this and they injure themselves at your house, you could be exposing yourself to a potential legal claim.
Even on residential jobs any tradesman should have a SWMS (safe work method statement) this will list all hazardous material and equipment being used by the contractor. It will also mention equipment being used and any safety protocol required to operate the equipment. It will also mention processes to use if there is an accident using any of this equipment or materials and the correct clean up processes.
Check Customer Feedback Or Reviews
Before hiring a contractor, find out how long they have been in business. It’s best to look for an established company and make sure to check out their reputation. Always check with the contractor’s references before deciding to hire them for your project. This is important for all of the obvious reasons and will give you an idea as to their work ethics and end results.
Check Warranties / Guarantees & Contract
Make sure the tradesman offers some form of a guarantee, under their QBCC licence the minimum is 3 years on workmanship. Also to note is that a guarantee is only as strong as the person/company that stands behind it. Realistically you should be receiving a lot more than the standard 3 year workmanship warranty. When you and your contractor come to an agreement on payment terms, get everything in writing and have the agreement signed. All parties involved should have a copy of the agreement for future reference.
