Very happy with the work. Painters were helpful and efficient and the work was completed on time.
Choosing the wrong method can do more damage than leaving the roof dirty.
Soft Wash | High-Pressure Wash | |
|---|---|---|
How it works | Low-pressure biocide solution — kills spores chemically, rinses clear | High-pressure water blasts surface growth off mechanically |
Kills spores? | Yes — eliminates spores at root level | No — disperses spores, which regrow |
Safe for tile roofs? | Yes — preserves granules and pointing | No — strips granules, damages mortar |
Safe for Colorbond / metal? | Yes | Yes, at regulated pressure |
Time before regrowth? | 3–5 years | Often 12 months or less |
Best for tile roofs? | Yes | No |
Soft wash for tile roofs. Regulated pressure for Colorbond and metal. Never one-size-fits-all.
Soft wash applies biocide solution at around 60 PSI — enough to penetrate biological growth and kill spores at root level, not just blast off the surface layer. Because spores are killed rather than dispersed, regrowth takes three to five years, versus twelve months or less after a high-pressure clean on the same roof.
Metal roofs don’t have tile’s granular surface vulnerability. Regulated pressure removes dirt, oxidation, lichen, and rust streaks without damaging the factory-applied coating.
If your Colorbond roof looks dull or chalky despite being relatively young, it’s likely surface oxidation — UV breakdown of the factory coating that leaves a chalky residue on the surface. Professional cleaning removes the oxidised layer and restores colour depth. Where the coating has fully broken down, a repaint is the right answer — we’ll tell you which at inspection.
Queensland’s subtropical coastal climate is harder on roofs than most of Australia. Understanding what’s happening helps explain why regular restoration is a smart investment rather than an unnecessary expense.
Moss reproduces via spores. High-pressure cleaning removes visible growth but leaves spores on the surface and distributes them into gutters. In the Sunshine Coast’s humid climate they regerminate within one wet season. Soft wash chemical treatment kills spores and dramatically slows regrowth.
Lichen forms a symbiotic bond between algae and fungus that anchors physically to tile. It holds moisture against the surface, accelerating porosity and wear. High-pressure cleaning dislodges the visible growth but leaves roots embedded in the tile. Biocide treatment followed by low-pressure wash is the only method that addresses it properly.
The black or dark green streaking on Sunshine Coast tile roofs is typically Gloeocapsa magma algae — it thrives in humidity and shade, and builds a dark protective outer layer as it ages. It causes aesthetic damage long before structural damage, but left untreated it retains moisture and eventually penetrates the tile surface. Soft wash is highly effective.
Frequency: Every 1–2 years
Why: Salt air accelerates lichen and corrosion; roof screws rust faster
Frequency: Every 2–3 years
Why: UV slows biological growth; less moisture retention
Frequency: Every 1–2 years
Why: Shade and leaf debris promote moss and lichen
Frequency: Annually
Why: High humidity and dense canopy create ideal conditions for biological growth
Frequency: Before listing
Why: Improves kerb appeal and buyer perception regardless of interval
These are general guidelines. We’ll give a personalised recommendation at your inspection based on your roof’s current condition.

The most common tile type on the Sunshine Coast. Porous by nature, which makes them particularly susceptible to moss, lichen, and algae — and means high-pressure cleaning is especially damaging, as it opens the surface further. Soft wash only.

Denser and more durable than concrete tile. Cleaned with low-pressure biocide treatment. We don’t apply paint or coating to terracotta as a default — if you want a colour change, we’ll have that conversation separately.

Regulated pressure removes oxidation, lichen, and rust streaks from fixing screws. We apply rust inhibitor to active rust points and flag any fixings showing significant corrosion — those can become leak points if left.

Older corrugated iron requires assessment before cleaning. Significant rust or through-corrosion means cleaning may disturb areas currently sealed by rust scale. We’ll flag this at inspection.

A dirty or moss-covered roof is one of the first things buyers notice and one of the first things used to justify a lower offer. A professional clean costs a few hundred dollars and can shift buyer perception significantly. We work with homeowners and real estate agents on pre-listing timelines — contact us early.
Roof type and condition confirmed, damage photographed. Quote typically provided within 24 hours
Rainwater tank disconnected where applicable, surrounding areas protected before work begins
Cleaning solution applied at appropriate pressure, dwell period allows solution to kill spores, followed by full rinse to clear treatment product and biological debris
Gutters flushed and downpipes cleared, rainwater tank reconnected, final walkthrough with written condition report and maintenance notes provided
Single-storey tile roofs run $400–$700 depending on size and condition. Double-storey tile $800–$1,500. Colorbond and metal $600–$1,000.
Single-storey: two to four hours. Double-storey: four to six hours. Soft wash adds a dwell period while the biocide treatment works before rinsing.
The cleaning solutions we use are biodegradable and safe for vegetation once diluted. We rinse surrounding areas thoroughly on completion. For sensitive garden beds, let us know at quoting and we’ll take additional precautions.
Yes, always. We disconnect the tank inlet before starting and reconnect on completion to prevent cleaning solution or debris from entering your water supply.
Every two to three years for most properties. Coastal, shaded, and hinterland properties typically need annual or biannual cleaning. Pre-sale is a good trigger regardless of the interval. See the frequency table above.
Rust streaks can usually be significantly reduced or removed. We apply rust inhibitor to active rust points and flag screws showing significant corrosion — those may need replacing to prevent future leaks.
Generally yes, as a maintenance expense. Check with your accountant — we can provide an itemised invoice that supports your tax claim.

A clean is often the first step. If the old coating is worn through, a roof restoration on the Sunshine Coast restores and recoats the whole roof. If the roof is sound and only tired-looking, roof painting gives it a new colour, and metal roofs can take a protective roof coating. Want an idea of cost first? Read how much roof cleaning costs.
