Roof Painting Cost on the Sunshine Coast: 2026 Guide
Updated 6 October 2026, with prices from our quotes written between July 2025 and September 2026.
Painting your roof is one of the most cost-effective ways to protect your home from Sunshine Coast weather and give it a fresh look. It costs far less than a new roof. This guide sets out what roof painting costs here in 2026, using real prices from our own quotes rather than national averages, and explains what pushes a price up or down.
How much does roof painting cost on the Sunshine Coast?
Across 421 roof restoration quotes we wrote between July 2025 and September 2026, half fell between $6,800 and $11,100, including GST. A roof restoration quote usually covers cleaning, repairs, primer and top coats; the exact scope is listed in each quote. Roof size makes the biggest difference:
| Roof size | Typical quote (inc GST) | Per square metre |
|---|---|---|
| Under 180 m² | $4,700 – $7,700 | $34 – $51 |
| 180 – 280 m² | $6,800 – $9,600 | $30 – $43 |
| Over 280 m² | $8,600 – $12,600 | $26 – $34 |
“Typical” means the middle half of our quotes in each size band: a quarter came in below the range and a quarter above it. Larger roofs cost less per square metre because setting up, cleaning and access are shared across more area. Tile and metal roofs came out at much the same rate per square metre.
These are figures from past quotes, not a quote for your home. Your price depends on the factors below, and we confirm it after we inspect the roof.
What changes the price
Roof size, pitch and access
Steep roofs need extra safety equipment and take longer to clean and paint. Two- and three-storey homes may need scaffolding or a cherry picker, which adds to the cost depending on the layout of the home.
Roof type and condition
Tile, metal, concrete and terracotta roofs each need different preparation and a different primer. A roof with cracked tiles, failed pointing or rust needs more repair work before it can be painted.
What is included in a roof painting job?
Cleaning and surface preparation
High-pressure cleaning removes dirt, moss, lichen and loose or flaking paint. Preparation can also include:
- Repairing or replacing broken roof tiles
- Treating rusted areas on metal roofs
- Tightening loose fixings
- Treating mould and applying an anti-fungal wash
Good preparation helps the new coating bond properly and last. It is often the longest stage of the job.
Priming and sealing
The primer is matched to the roof material: anti-corrosion primers for metal, and sealing primers for porous tile and concrete. Skylights, vents and flashings are sealed at the same time.
Top coats
After the primer, two top coats of roof membrane are standard. Spraying covers large areas evenly; brushes and rollers are used for detail work and hard-to-reach spots. Roofs are only painted in dry, mild weather.
Choosing the right paint
Acrylic roof membranes are UV-stable and suit most Queensland roofs. Heat-reflective coatings can reduce the heat the roof absorbs, which helps keep the home cooler in summer. Many modern roof paints are also low in VOCs.
Cheaper paints usually wear out sooner, which means repainting sooner. When you compare quotes, compare the coating system and the manufacturer’s warranty, not just the price.

Getting the best value from a quote
What a quote should include
- The brand and type of coating system
- The preparation and repair work included
- An estimated timeframe
- The contractor’s QBCC licence number and insurance details
Be wary of any provider who cannot give you this in writing, or who asks for full payment upfront. A very cheap quote often means less preparation, a lower-grade product, or no licence or insurance.
Questions to ask your roof painter
- Are you QBCC licensed and insured?
- What preparation and repairs are included?
- Which coating system will you use, and what manufacturer’s warranty does it carry?
- What workmanship warranty do you give, and is it in writing?
Warranties
Be cautious of vague warranty promises. Ask for the manufacturer’s material warranty for the exact system being applied, what it covers and what maintenance it requires, plus the contractor’s workmanship warranty in writing. Our roof restorations come with an up to 15-year Dulux material warranty on eligible systems (conditions apply).
Paint, restore or replace?
If the roof is structurally sound, painting is usually far cheaper than replacing it.
